The Area

Golden Beach was incorporated in 1929 and has barely changed in character since. It's about one square mile, fewer than 400 homes, and by town ordinance no condominium or commercial building can ever be built there. Ocean Boulevard runs directly along the Atlantic and that's where the most coveted estates sit — single-family homes on the water, which is exactly what the town has always been.

The beach is town-owned and reserved for residents. Gatehouses keep through-traffic out and there's a dedicated local police presence. The privacy here is real, not just marketed. Recent years have brought a wave of new architect-designed mansions along Ocean Boulevard, and some of those have traded at nine figures.

The supply is fixed, permanently

Fewer than 400 homes, and the ordinance means that number won't grow. You can't build condos, you can't subdivide for density. That kind of hard limit on supply is unusual even by South Florida standards.

Values have moved significantly

Golden Beach ranked as the second most expensive city to buy a home in Florida in 2025, with average values near $7.4 million — roughly double where they were in 2020. Oceanfront trades have pushed well past $800 per square foot.

A different buyer to the towers

The people buying in Golden Beach have typically looked at the branded towers and decided they want something else: a private gate, their own garden and beach, no shared walls. That's a specific type of buyer — typically founders, family offices, high-profile individuals — and they are not particularly price-sensitive.

Florida's tax position

No state income tax, no estate tax. For buyers relocating serious wealth, the numbers work in Florida's favour. Golden Beach in particular benefits because the stakes are higher at that price level.

The Lifestyle

Residents' clubhouse, tennis, a private beach pavilion and tree-lined streets. There's no retail, nothing to draw outside traffic in. That's the point.

Bal Harbour Shops, Aventura Mall and both Miami-area airports are a short drive. But Golden Beach itself is quiet. The contrast with the high-rise corridor immediately to the south is striking.
