Sunny Isles Beach sits on a two-and-a-half mile Atlantic barrier island halfway between Miami and Fort Lauderdale. In a single generation it went from a strip of mid-century motels to the most concentrated stretch of branded luxury towers in the country. The Porsche Design Tower, Ritz-Carlton Residences, Acqualina, Armani/Casa Residences, Jade Signature, Muse, Regalia, and the new St. Regis and Bentley Residences all share the same beachfront.

These buildings are not standard condominiums. Private beach service, in-house dining, spas, wine storage, simulators, full-time security — the amenity standard is closer to a five-star hotel than a residential building, which is precisely why the ownership base is so international. Just under two-thirds of residents were born outside the US, with capital coming in from Latin America, Europe, Russia and the Middle East. Dollar-denominated, turnkey, oceanfront — the combination is hard to replicate anywhere else.

The branded-tower market in the US

No other stretch of beach concentrates this many global names in one place. Porsche, Ritz-Carlton, Acqualina, Armani/Casa, St. Regis, Bentley. Branded buildings hold their value and rent more consistently than unbranded stock because the brand itself is what buyers are paying for — and it doesn't change.

A genuinely international buyer pool

With around 66% of residents born outside the US, Sunny Isles is one of the most international residential markets in the country. That buyer base tracks global capital flows more than domestic interest rates, which gives the market a degree of insulation from local economic cycles.

Nowhere left to build

The oceanfront is built out. New towers replace older buildings rather than add to the total, so the supply of genuine beachfront residences is essentially fixed. That's a straightforward support for prices at the top end over time.

Florida's tax position

No state income tax, no state estate tax, homestead protections. Florida has been attracting relocated wealth from high-tax states for years and that trend hasn't slowed. It's a real factor in the demand picture for a market like this.

Sunny Isles is defined by its branded-residence segment, where oceanfront condominiums trade from the low millions and penthouses reach the high tens of millions. Older, smaller units elsewhere on the island pull broad market medians lower, but they are a different product entirely from the trophy towers that define the city's reputation and its investment appeal.

The Lifestyle

Two and a half miles of wide Atlantic beach, a beachfront promenade, Pelican Community Park and the pier. The pace here is calmer than South Beach — more international, more residential. Bal Harbour Shops, Aventura Mall and two international airports are all within about 15 minutes.

Most residents are essentially living in a five-star hotel that they own. The buildings are built and run that way, and daily life reflects it.
